The cost per square metre of both new and old homes in Arenales is the highest in all of Elche. Almost everything sells, even at very high costs. This is the best investment you can make because prices have been going up for years. The College of Notaries says that 313 families have bought homes in postal district 3195 between September 2024 and August 2025. Like in Elche, most people have forced to buy homes on the secondhand market because there aren’t enough new ones being built or they cost too much, up to €4,611 per square metre. That’s more than twice as much as living in Elche’s best area and almost four times as much as living in El Toscar, where the cheapest new homes are located (€1,263 per square metre, with four apartments sold for €131,375 and an average size of 104 square metres).
Arenales grew with the introduction of the AR-1 urban development area, which is virtually complete along its coastline, but it is the second and third-tier developments that are now driving the new house market. The College of Notaries recorded 313 real estate transactions, although only 38 were for new residences. The rest were for resale properties. A new flat is usually 65 square metres big, while a used flat is usually 81 square metres big. Buying a new flat in Arenales costs an average of €299,000, while buying a used flat costs an average of €173,000. The cost per square metre of a new apartment is €4,611, whereas the cost per square metre of a used apartment is €2,152. The price paid for a new flat in Elche, which is €2,053 per square metre in the southern part of the municipality and goes all the way to Travalón, is likewise more than this.
1,400 residences sold in Santa Pola: €269,000 for the new one and €155,000 for the used one
The College of Notaries says that Santa Pola has sold 1,429 residences in the same time frame as Elche. This is almost half the amount of homes sold in Elche (3,097). This shows how the real estate market is moving down the coast, which is certainly causing prices to go up, but not as much as in Arenales. Santa Pola is a direct rival for tourists because it has more properties available, notably new ones.
Santa Pola sold 1,150 new homes last year, compared to 279 resale homes. This means that roughly 20% of buyers were new to their homes. This is especially evident in GranAlacant, where the town centre has a lot more urban development than residences.
The average price for a new apartment is €269,000, and the typical size is 95 square metres. The average price for a used apartment is €155,000, and the average size is 76 square metres. This means that the price per square metre is €2,842 and €2,040, respectively.
The neighbourhood with the lowest prices
The Carrús neighbourhood is home to the most cheap properties, while the coastal areas are more expensive. The Carrús neighbourhood also had the most sales (539). This location is Carrús Este, which is between Avenida de Novelda and the Vinalopó riverbed. Its postal code is 02306. Of course, they are resale apartments that cost an average of €69,545 each and €791 per square metre (88 square metres per apartment). This is more than €200 less than El Toscar (postal code 03205), which is its closest competitor. There, 264 properties were sold, but only four were new. The other 260 were resale apartments that cost an average of €95,000 (95 square metres per apartment) and €1,004 per square metre.
The Pla-Sector V
In Pla-Sector V, home prices are lower than average. The average price for an existing home is €113,767 and for a new home it is €207,000. The prices for homes in this area are €111,000 and €186,000, respectively. New homes are 104 square metres on average, whereas existing residences are 95 square metres on average. There are a lot of properties available, with 345 transactions completed. Most of them are existing homes (305 compared to 40 new homes), and the prices per square metre are €1,179 and €1,796, respectively.
Towns
The College of Notaries doesn’t have a lot of information about outlying districts, however some, like El Altet, show that the average price of a home is €1,226 per square metre (without saying what kind of home it is). The price of a resale flat in Torrellano is €1,114 per square metre, which is a little less than this. There have been 78 of these deals, with an average price of €10,500 and an average size of 94 square metres.
There is more information about La Hoya because 130 residences have changed hands, 90 of them were new homes and 40 were resale homes. The new homes cost €190,852, which is more than most of the homes for sale in the town centre. They had a floor size of 82 square metres. The average price for the resale homes, on the other hand, was €119,000. The new homes cost €2,315 per square metre, whereas the secondhand homes cost €1,200.
