The Elche Governing Board mostly accepted changes of use from commercial buildings to ground-floor housing over the course of several weeks. The local executive body gave building licences for larger residential complexes again. There are 46 new residences in all, which are two properties in the town centre and the district. In this situation, Pisojoven has a property in the San Antón and Ciudad Jardín area, and Grupo Hortelano e Hijos has one in the La Foia sector.
There will be 31 apartments in the Pisojoven development, as well as a garage and a green space with a pool on Calle Albello, numbers 9 and 11. There are separate entrances to ground-floor units at numbers 9-1, 11-1, and 11-2. Calle Albello, number 9-2 is where the garage is. It will also have a private sundeck and a pool. This is the Baobab II housing project.
Hortelano e Hijos (Promociones Calle Blasco Ibáñez SL) has a licence for a 15-unit building with a garage and parking lot in La Foia. The block at 24 Calle Diego Pomares will contain ground-floor apartments with separate entrances on 24-1 and 24-2 Calle Diego Pomares and 36-1 Calle Trasvase. The garage will be accessible from number 36.
Buying off-plan and living on the ground level
The city’s real estate market is under a lot of stress because prices are high, which makes it hard for some people to buy, and because the people who can afford to buy have been buying off-plan properties for a while, like the Pisojoven development. A lot of the time, right after the market is revealed. Also, these projects are in line with the current trend: instead of the customary commercial buildings on the bottom floor, they are now being used for residential reasons.
